Rezonings

A rezoning (aka zoning map district amendment) is required in order to change the land uses legally allowed upon a piece of property.  To see what a piece of property is zoned click here.  To see which uses are allowed within a zone you may view the City's Non-residential land use matrix or Residential and Civic land use matrix.

Once an application is submitted it is scheduled for a Planning Commission Meeting and evaluated by the Planning Staff who make recommendations to the Planning Commission.  Although they are not required to do so by State law, the Planning Commission attempts to send out notification of the scheduled Public Meeting to all adjacent property owners within at least 300 feet of the affected properties. The Planning Commission then conducts a Public Meeting on the rezoning request and recommends approval or denial to the City Council.

The rezoning request is then scheduled for a Public Hearing before the City Council.  According to State law, a Notice of Public Hearing is published in a paper of local circulation 15 days prior to the scheduled Public Hearing.  Out of courtesy, the City Council also attempts to send out notification of the Public Hearing to all property owners within at least 300 feet of the proposed zone change. The City Council then holds a Public Hearing on the rezoning request and makes a final decision. 

It is recommended that prior to submitting an application for a rezoning request that the applicant meet with a member of the Planning Staff to discuss the request.  You may also download the forms from the City's applications page.
